Real estate agents:

Stop hoping your past clients remember you. Make sure they do.

Joe Girard holds the Guinness record for most cars sold over a lifetime. The single key to his success? He sent handwritten mail to every customer, every month.

I ran his system on my own sphere: my income doubled year over year, and my repeats and referrals grew 57% in 18 months.

Then I built a machine to do it for you. And it only takes 5 minutes of your time.

This is for you if

  • You close at least one deal a month.
  • You have 70+ people worth staying in touch with.
  • You know you should be staying in touch with your network, but don’t want the hassle.

It's not for you if

  • You're brand new with no closings yet.
  • You're looking for a magic button.
  • You don't believe repeats and referrals are where the money is.
In their words

I could write a bunch of marketing copy. Or I could let my agents talk.

It's not because they didn't like you. It's not because you did bad work.

It's because they forgot you.

Sound familiar?

  • You open your CRM and don't know what to do with all those names.
  • You never know what to say past “Hey, how's it going?”
  • Asking for referrals makes you feel like a used-car salesman.
  • Your email newsletters and social media posts go out. Nothing comes back.
What you get

Opened. Kept. Remembered.

Every month, your sphere gets a card they actually like receiving. Those repeated, tangible touchpoints keep you top of mind, so when they’re ready to move — or a friend asks, “Do you know a good agent?” — you’re the only name that comes to mind.

It looks like a wedding invitation, so they open it like one.

Real pen. Real stamp. No window, no logo, no bulk-rate mark. Most real estate mail goes straight to the trash. This one gets opened at the kitchen table, because it looks like it came from a friend.

2The front The one they look forward to

The 3% Smarter Postcard: mail they're excited to get.

Facts, jokes, trivia, quotes, and life hacks — a new edition every month, never the same twice. People read it out loud at dinner and stick it on the fridge. Most marketing, people put up with. This, they thank you for. Our agents get texts from clients saying they save every one.

3The back What makes you unforgettable

A value-driven message written in real pen, with a real reason to reply.

We write the copy for you using our 3R Method — providing value that keeps recipients engaged, while naturally teaching them how and when to refer you. Every message gives them an easy reason to respond, creating more opportunities for genuine conversation.

The back of a card: a written note offering a trusted vendor list with 'just text me vendors,' signed by the agent above their photo and contact details
A real back: a reason to reply ("just text me vendors"), then your face and details
You're never left guessing

Don’t know what to say? We got you.

Every mailing comes with The Purpose and The Response. Here’s an example for the vendor-list card.

The Purpose Notes

You always know why each card says what it says.

Example · the vendor-list card
  • Goal: makes you their go-to person for anything house-related and shows you stick around after closing.
  • Why a vendor list: it's an easy reason to text you, and people share it with friends.
  • What it's doing behind the scenes: home projects often come before a move. This puts you in that conversation early.

The Response Playbook

You always know exactly what to say back.

Example · when someone texts “vendors”
  1. Send the list the same day.
  2. Ask one question, and only one:

“Here you go! Planning a project, looking for someone specific, or just keeping it handy?”

  1. If they reply with a bigger project, offer your assessment on which projects get their money back in resale value, and ask whether they're fixing up to stay or to sell. Either answer is a real conversation.
Your side of it

Here is everything you never do again.

  • You don't carry the guilt of knowing you should be staying in touch with your past clients and sphere.
  • You don't need to think of what to say or write a word.
  • You don't drive around with pop-by gifts in your trunk for weeks.
  • You don't have to book another round of awkward catch-up coffees.
  • You don't make the dreaded “please refer me” phone calls.
  • You don't post for strangers and hope past clients see it.Some of our clients actually quit posting on social media. This is the only marketing they do.
  • You don't track who got what or learn a new system.

Your job only takes 5 minutes a month to add or remove names from your list.*Setup takes longer. The intake, the audit, and approving 6 months of copywriting take more time. The 5 minutes a month applies to every month after that. That’s it.

The Guarantee

Not happy with the copywriting? You get a full refund.

You'll see all six months of copywriting before anything is written, printed, or mailed.

Six months in, if the engine hasn't paid for itself, I'll run two more months on me.

No deal from your list, or from someone they sent you? I'll mail your whole list for two more months at my cost. You tell me what came in. I take your word for it.

For the guarantee to hold, there are three requirements:

  • You send your list and approvals by November 5.
  • You reply to every client response within 24 hours.
  • You keep the copy as written.
Proof

Every card is written by two people. I bring the strategy from a decade of selling and coaching; my wife — a professional copywriter with a New Ivy League creative writing degree who has written for major tech companies — polishes every word before it goes near a pen.

Questions

The things agents ask me before they sign.

Are these actually written by hand?

We have a “sweatshop” of robots that write with a real pen, real ink, and real pressure in the paper. No printed fonts. You pick from 20+ handwriting styles, and each letter has 5 to 15 versions, so no two cards look the same.

My clients send these to their own family members. Nobody can tell.

A client's sister, who had no idea
The same sentence, written twice — no two letters alike Hello, hello, hello! Hope all is well, see you soon, written by the machine The same sentence written a second time, with every letter formed slightly differently
I haven't talked to some of these people in years. Isn't that weird?
It's the most common worry, and it's backwards. Those relationships aren't gone — they're just asleep. People are happier to hear from you than you think — most of all the ones you haven't talked to in ten years. That's where most of the opportunity is. The agents who ask this usually end up with the best results, because they have a lot of potential business waiting to wake up.
An agent writing that a client she had not spoken to in eight years texted to buy an investment property
Eight years of silence, one card
Isn't every month too much? I don't want to annoy people.
Only if you’re taking from the relationship. If someone handed you $100 every time they called, you wouldn’t say they call too often… you’d ask them to call you every week! Our 3% Smarter Postcards are fun to receive, so frequency’s never an issue.
I don't think I have enough people.

Most agents undercount their sphere, because they’re only listing people they’ve closed with. But really, anyone who knows, likes, and trusts you belongs on the list. The real test is the Coffee Shop Theory: if you ran into them at a coffee shop, would you both say hi? If so, they go on the list!

Some of the most successful agents in our program have 70–90 people on the list.

I've tried postcards. They didn't work.

Most agents send mail to strangers: farming postcards, just-listed cards, or bulk mail with your face on it. Only about 2% of sellers find their agent that way.

Our 3% Smarter Postcards go to people who already know, like, and trust you, in an envelope that looks like it came from a friend. Different list, different purpose, way different results.

My CRM already emails my past clients. Isn't that enough?
A really well-done batch email gets opened about 20% of the time. A handwritten envelope with a real stamp has a 99% open rate. And nobody puts an email on their fridge. Our postcards live there.
I already send holiday cards, and people still used someone else.
Everyone sends holiday cards. It’s a great way to stay liked, but it’s not going to differentiate you. Our cards create consistent, ongoing touchpoints that provide real value to your recipients, so they remember you, like you, and know how to refer you.
Isn’t outsourcing “the personal touch” the opposite of personal?
The personal part doesn't come down to who is holding the pen. It's personal because you remembered them, and because you want a relationship with them. What you’re handing off is just the labor: the writing, licking, stamping…
Are you just using AI to write these?
No. The strategy comes from ten years as a licensed real estate agent and more than 2,000 agents coached. My wife — a professional copywriter for over a decade with a New Ivy League creative writing degree — polishes every card before it's written.
How do you know my market?
The intake form. You tell me how locals refer to your area, the clients you want more of, how you talk. The campaigns are built like Mad Libs: proven structure, your local details dropped in. Then you approve all of it before anything mails.
What about the postmark?
You pick. I can mail them for you, which means a Jacksonville, Florida postmark. Or I box them up sealed and stamped and ship them to you, and you drop them in your local mailbox so the postmark is yours. Either way, you get an extra card so you can hold what your clients are holding.
Is everyone getting the same card?

Yes. The copywriting is built to bring in repeats and referrals. If you try to customize every card, the work lands back on your plate (the problem you’re trying to get rid of) and it’s much less successful.

New people you add always start with the introductory card, whatever month you’re on.

How soon will I see something?
It varies with how warm your relationships are. On the high end, one agent had four transactions in her first month. For others it took a few months because those relationships were colder. But the goal in the early months is more conversations. And those conversations turn into deals.
My database is a mess.
That's the normal starting point. Send it in whatever format it's in. I clean it up and send it back for your approval before anything is written.
What's the commitment?
The initial commitment is six months. The campaign builds on itself, and it takes the full six months to build momentum. 95% of agents renew for another 12 months.
Can my team do this?
Absolutely. We love working with multiple agents from the same office.
What about birthdays and home anniversaries?
We don't do birthdays or anniversaries. Those are what we call “excuse cards”: you're looking for an excuse to reach out. Most people don't want to be asked for a referral on their birthday. When you mail them something worth getting every month, you don't need an excuse.
